Why it happens

Rooftop PV planning needs coordination with the roof’s condition, attachment details, waterproofing and maintenance requirements. A leak review should examine those interfaces rather than assuming that adding sealant at the nearest support will solve the problem.

Drainage also matters. Debris and obstructions can allow water to accumulate, increasing the risk of roof leaks and damage around electrical equipment.

The inspection should distinguish installation-related damage, later building work and pre-existing roof defects where the evidence allows. If the cause is uncertain, that uncertainty should be recorded rather than concealed by a quick cosmetic repair.

Ask what corrective work is proposed, who will perform it and how the affected waterproofing will be checked afterward.

• Avoid positioning buckets or moving belongings where doing so brings you close to wet electrical equipment.

What not to do

• Do not walk onto a wet roof, touch wet switches or electrical enclosures, or drill exploratory holes near wiring. Do not cover the evidence with an unplanned sealant repair before the cause has been assessed.
